TO 10 P.M. SO NOW THERE IS QUITE A BIT OF INTEREST OUT THERE TO REDEVELOP PROPERTIES THAT HAVE THE ZONING, BECAUSE THERE IS A GREAT DEMAND FOR DISTRIBUTION OR WAREHOUSE DISTRIBUTION FACILITIES ALONG, AND THOSE OFTEN HOUSE OUR VARIOUS TYPES OF, OF MANUFACTURING AND MANUFACTURING IS DIVIDED UP INTO LIGHT, MEDIUM AND HEAVY INTENSITY. SO THERE IS GREAT POTENTIAL THAT SOME OF OUR AREAS THAT HAVE FOR MANY DECADES HAVE BEEN, YOU KNOW, BEEN DEVELOPED, ORIGINALLY DEVELOPED AND USED FOR EITHER RETAIL OR OFFICE USES, COULD BE TORN DOWN AND REDEVELOPED WITH HIGHER INTENSITY WAREHOUSE DISTRIBUTION AND MANUFACTURING, WHICH BRINGS ALONG A LOT OF IMPACTS, PARTICULARLY NOISE, TRAFFIC AND POTENTIAL ODORS. AND OTHER OTHER, YOU KNOW, IMPACTS THAT ARE ASSOCIATED WITH THOSE TYPE OF USES. SO THAT WITH MIXING IN OFFICE AND RETAIL AND THOSE THOSE OTHER USES, LIKE I SAID, IS QUITE A CONCERN TO STAFF. AND SO THEREFORE WE'RE BRINGING THESE SUPPLEMENTAL STANDARDS TO, TO HELP MITIGATE IN THE SITUATIONS WHERE THIS MIGHT HAPPEN. THE SUPPLEMENTAL STANDARDS ARE GOING TO REQUIRE LANDSCAPE VERY LARGE LANDSCAPE BUFFERS OF 50FT WITH ONE ROW OF EVERGREEN AND THEN TWO ROWS OF SHADE TREES ALONG ON TOP OF A SIX FOOT BERM. THOSE THESE BUFFERS WILL BE REQUIRED ALONG ALL PUBLIC STREETS AND IN ANY ADJACENT ADJACENT PROPERTIES THAT HAVE ARE MOST SENSITIVE USES, WHICH WOULD BE ANY RESIDENTIAL USES. ANY PARKS OR OPEN SPACE, AND ALSO ANY ANY ANY SCHOOLS IN ADDITION TO THAT, WE ALSO ADDRESSED THE TRUCK COURTS THEMSELVES. SO THAT'S WHERE A LOT OF THE ACTIVITIES IS OCCURRING. THERE ARE ALSO THREE CATALYTIC SITES THAT WE ASSESSED IN MORE DETAIL TO LOOK AT DIFFERENT FUTURES FOR HOW THOSE SITES COULD BE REDEVELOPED, AND THEN THE IMPLEMENTATION IMPLEMENTATION CHAPTER PROVIDES SOME MORE DETAIL ON STEPS TO REALIZE THE RECOMMENDATIONS OVER TIME. THERE'S ALSO SEVERAL TECHNICAL APPENDICES THAT PROVIDE MORE DETAILED INFORMATION. SO THE RECOMMENDATIONS, THERE'S SEVERAL PIECES TO IT. THIS FIRST ONE IS A FUTURE DEVELOPMENT VISION FOR THE CORRIDOR. SO IT'S LOOKING AT IMAGINING A FUTURE FOR DIFFERENT PARTS OF THE CORRIDORS, LOOKING AT MAINTAINING STABLE USES, BUT THEN ALSO RE-ENVISIONING AREAS THAT COULD BE CHANGED OVER TIME. THE CORRIDOR CONCEPT PLAN GIVES SOME MORE DEFINITION AND INTRODUCES CONCEPTS RELATED TO MOBILITY, COMMERCIAL VIBRANCY AND NEIGHBORHOOD INVESTMENTS. SO A LOT OF THE WRITTEN RECOMMENDATIONS THAT ARE INCLUDED IN THE PLAN ARE SPATIALLY REPRESENTED ON THIS GRAPHIC. SO I WON'T READ ALL OF THESE, BUT EACH OF THESE GOALS ARE RELATED TO KEY KEY ISSUES THAT WERE IDENTIFIED OR BROUGHT UP DURING THIS PROCESS, PRIMARILY FOCUSED ON THINGS LIKE SAFETY. THAT WAS SOMETHING THAT WAS BROUGHT UP QUITE A BIT DURING THIS PROCESS.ALSO, IMPROVING THE LOOK AND FEEL OF THE CORRIDOR AND ALSO HELPING TO. SORRY, REVITALIZE THOSE CATALYTIC SITES AS WELL. SO ON THE SUBJECT OF THE CATALYTIC SITES, THERE WERE THREE SITES THAT WE LOOKED AT. THE MILL STREET REALIGNMENT AREA JUST TO THE NORTH OF 121 AND 35 E SOUTHWEST PARKWAY PLAZA, WHICH IS DOWN IN THE SOUTHERN PART OF THE CORRIDOR. AND THEN BOTH THE LAKELAND AND BELLAIRE SHOPPING PLAZAS, WHICH ARE JUST TO THE SOUTH OF THE INTERSECTION WITH 35. SO AS PART OF THIS PROCESS, WE LOOKED AT REIMAGINING WHAT THESE DIFFERENT SITES COULD LOOK LIKE. THERE'S LOTS OF VACANCY IN MANY OF THESE SITES TODAY. AND SO WE USED ARCGIS URBAN TO DO SOME SCENARIO PLANNING. AND I KNOW WE'VE MET WITH THIS GROUP AND COUNCIL AT JOINT WORK SESSIONS TO WALK THROUGH THESE, BUT ESSENTIALLY BOTH LOW AND HIGH IMPACT SCENARIOS WERE DEVELOPED FOR EACH OF THE EACH OF THE SITES. AND THEY WERE BASED ON MARKET REALITIES. WE HAD A MARKET STUDY DONE FOR THE ENTIRE CORRIDOR AS PART OF THIS PROCESS. SO WHAT THE END RESULT WAS, IS A SERIES OF CONCEPT PLANS FOR HOW THESE SITES COULD BE REDEVELOPED OVER TIME. IN THE FUTURE. AND THEN FOR THE IMPLEMENTATION PLAN, THERE ARE ALMOST 80 STRATEGIES THAT ACROSS 12 TOTAL GOALS. SO THE INFORMATION ON THIS SLIDE TOUCH ON THE OVERALL TIME FRAME THAT ARE ASSOCIATED WITH THE STRATEGIES. ORDER OF MAGNITUDE COST.
