AND IT WAS VERY CLEAR AT THAT POINT THAT WE HAD BASICALLY TWO PATHWAYS, ONE LARGE BUILDING ON THE SIDE OF PROBABLY ABOUT 120,000FT■!S, WHH WOULD BE TENDS TO ATTRACT LARGER USERS WITH MORE TRUCKS AND MORE IMPACTS. THE TWO SMALLER BUILDINGS WE THOUGHT WOULD HELP BRING THE SCALE DOWN A LITTLE BIT OF A 37,000 SQUARE FOOT BUILDING AND A 68,000. AND VERY EARLY ON, WE, YOU KNOW, IF THE WE MADE IT CLEAR THAT IF, IF TWO SMALLER BUILDINGS WERE GOING TO BE BUILT, WE WOULD WORK WITH THEM TO KIND OF COME UP WITH A BEST POSSIBLE PACKAGE AND EVEN ENTERTAIN SOME ALTERNATIVE STANDARDS. SO THE APPLICANT AND THE ARCHITECTS DID A REALLY GOOD JOB OF MIXING IN MATERIALS, BRINGING, YOU KNOW, AND HAVING THE TWO SMALLER BUILDINGS REALLY BRINGS THE SCALE, MAKES IT A LITTLE BIT MORE RELATABLE TO THE SHOPPING CENTER TO THE SOUTH AND THE OFFICE BUILDING TO THE SOUTHWEST. AND HAVING THE TWO SMALLER BUILDINGS ALSO KIND OF TENDS TO ATTRACT SMALLER TENANTS. THAT DOES TEND TO HAVE, YOU KNOW, LESS TRUCK DELIVERIES, TRUCK TRAFFIC, USUALLY LIMITED HOURS. SO THEY'RE NOT LIKE A 24 HOUR OPERATION. SO WE FELT THAT THAT PATHWAY WOULD HAVE BEEN BETTER, BECAUSE IF ONE SINGLE BUILDING OF 120,000FT■!S DID NOT HAVE TO HAVE ANY WINDOWS, WOULD ONLY NEEDED 15% BRICK AND STONE ON THE FRONT AND THEN 10% ON THE OTHER THREE SIDES. SO LIKE I SAID, IT WAS IT WAS VERY DIFFICULT, BUT WE WERE VERY HAPPY THAT THE APPLICANT WORKED WITH US TO REALLY PRODUCE TWO VERY ATTRACTIVE BUILDINGS THAT THAT DO KIND OF THAT FIT IN MORE IN THE AREA THAN ONE LARGER ONE WOULD. AND THIS ONLY HAS THE DOCKS. AND I BELIEVE MOST OF THE OVERHEAD UNITS AT THE REAR OF THE BUILDING ARE SMALLER OVERHEAD DOORS. THEY JUST HAVE, I THINK AT EACH CORNER HAVE THE LARGER ONES. SO I THINK BECAUSE OF THE SCALE, THEY'VE KIND OF DESIGNED THAT INTO IT TO HAVE, YOU KNOW, LESSER AMOUNTS OF TRUCK, I BELIEVE AT PNC, THEY MENTIONED THEY WERE EXPECTING KIND OF AN OFFICE SHOWROOM TYPE USES TO OCCUPY THIS. THEY GENERALLY HAVE LIKE MAYBE 1 OR 2 TRUCKS A DAY. WHEN I READ THROUGH THE MINUTES, OR MAYBE IT WAS THE APPLICANT ITSELF, BUT IT MENTIONED, YOU KNOW, SHOULD JUST BE A FEW 18 WHEELERS A MONTH, YOU KNOW, EXPECTING OTHERS. BUT A LOT, A LOT OF SHOULDS.
