NEXT ITEM OF BUSINESS IS A PUBLIC HEARING CONSIDERATION OF A SPECIAL USE PERMIT FOR A SELF-SERVICE STORAGE FACILITY ON APPROXIMATELY 3.97 ACRES, LEGALLY DESCRIBED AS HIGH POINT OAKS ADDITION, LOT THREE, R2 BLOCK C, LOCATED AT 2710 DENTON TAP ROAD. ZONED LIGHT INDUSTRIAL DISTRICT, AS REQUESTED BY EXTRA SPACE STORAGE INCORPORATED AND MASTER PLAN ON BEHALF OF SOVEREIGN ACQUISITIONS, L.P, THE PROPERTY OWNER, CASE NUMBER 20 502-1 SUPP. GOOD EVENING COMMISSIONERS. SELF STORAGE BUSINESS HAS BEEN LOCATED AT THIS SITE SINCE 2007. PRIOR TO WHEN WE HAD SPECIAL USE PERMIT REQUIREMENTS BACK IN 2022, ONE OF THE BUILDINGS WAS DESTROYED IN A FIRE. THE ORIGINAL BUILDING WAS 13 OFFICE WAREHOUSE UNITS AND THEY ARE LOOKING TO, IN THE PLACE OF IT, BUILD A THREE STORY SELF-STORAGE BUILDING WITH OVER 346 SELF-STORAGE UNITS. ALL OTHER REQUIREMENTS FROM OUR UNIFIED DEVELOPMENT CODE ARE BEING MET. ALL LANDSCAPING THAT WAS REMOVED WHEN THE PREVIOUS BUILDING WAS DEMOLISHED ARE BEING REPLANTED WITH THIS REQUEST, AND THE ELEVATIONS ARE MEETING THE 80% BRICK OR STONE. REQUIREMENT FOR THEIR LANDSCAPING. HERE. I DID WANT TO NOTE THAT TYPICALLY WITH THE SPECIAL USE PERMIT, WE LOOK AT ALL POLE SIGNS AND FREESTANDING SIGNS AND ASK THAT THEY BE REMOVED. THERE IS A BILLBOARD LOCATED ON THE SITE. THIS BILLBOARD WAS A PART OF AN AGREEMENT. THE CITY. THE CITY HAD, WHICH REMOVED MANY OTHER BILLBOARDS. SELF-STORAGE IS OFTEN OVERLOOKED. I MEAN, IT'S AN IMPORTANT, YOU KNOW, CLASS TYPE AND EXTRA SPACE IS THE LARGEST OPERATOR IN THE WORLD AND IS CAPITALIZED AT $30.2 BILLION.

SO, YOU KNOW, WHEN WE WORK ON THE MUNICIPAL SIDE, WE OFTEN TALK ABOUT CITIES SHOULD BE MORE CONCERNED ABOUT BEST IN CLASS USERS AND NOT NECESSARILY JUST WHAT IT IS. THEY'RE CLEARLY A BEST IN CLASS USER. YOU KNOW, IF YOU LOOK AT, YOU KNOW, THEIR STOCK PRICE, YOU KNOW BETTER THAN OTHER NAMES. THEY'RE JUST NOT SUPER SEXY OR PEOPLE DON'T REALLY CONCENTRATE ON THEM, BUT THEY'RE A GREAT USER. SO HERE WE'VE GOT A PRETTY TYPICAL SELF-STORAGE SITE OF IT'S NOT GREAT FOR EVERYBODY ELSE, BUT IT'S GREAT FOR US. SO WE'VE BEEN ABLE TO TURN A BUILDING THAT WAS NON NONCONTRIBUTING WITH THESE SMALL OFFICES THAT DIDN'T WORK. UNFORTUNATELY IT BURNED DOWN AND WE'RE GOING TO COME BACK WITH SOMETHING THAT IS ARCHITECTURALLY GOOD AND PRESENTS A LOT MORE SALES TAX OR SALES TAX, AD VALOREM TAX FOR THE CITY ON EXACTLY THE SAME FOOTPRINT. YOU KNOW, WE DON'T HAVE ANY BAYS THAT ARE GOING TO BE VISIBLE FROM THE PUBLIC RIGHT OF WAY. THEY'RE ALL INTERIOR TO THE SITE. SO WE'VE TAKEN A LOT OF EFFORT IN SITE PLANNING. THIS STAFF WAS GOOD TO WORK WITH ON THIS. YOU KNOW, I THINK, YOU KNOW, YOU'VE GOT LET ME GO TO THE YOU KNOW, IF YOU LOOK AT SOME OF THE, YOU KNOW, AT THE EXISTING SITE, WE'VE GOT EXISTING RETAIL IN FRONT OF US. SO WE'RE NOT A RETAIL SITE. YOU KNOW, THE WORLD OF RETAIL IS VERY CHALLENGING. YOU KNOW, IF YOU LOOK AT THIS CHART, YOU KNOW, I REMEMBER EARLY IN MY CAREER AND MY I'VE GOT A COLLEGE KID AND ONE LATE IN HIGH SCHOOL. THEY LET ME KNOW ALL THE TIME HOW LAME I AM. BUT BUT I AM IN THAT. I'M NOT A GOOD SHOPPER. THERE'S JUST NOT A LOT OF NEW RETAIL BEING BUILT, AND THEY'RE BEING BUILT AT MAIN AND MAIN LOCATIONS. SO, YOU KNOW, IF THIS THIS IS CLEARLY NOT A RETAIL SITE BECAUSE IT'S HIDDEN BEHIND RETAIL. SO, YOU KNOW, THIS IS ONE OF THOSE THAT WE CAN TURN INTO THE VERY BEST AND HIGHEST USE. I DON'T REALLY LIKE THAT TERM, BUT WE CAN DO $5 MILLION OF, OF VALUE WHERE NO ONE ELSE COULD REALLY BUILD. SO I'M HAPPY TO ANSWER QUESTIONS. I MEAN, WE'VE DONE OUR FIRM'S DONE THE MOST SELF-STORAGE WORK REALLY IN THE UNITED STATES. A LOT OF THAT'S BEEN HERE, BUT MUCH OF IT'S NATIONAL. SELF-STORAGE IS NOW A RETAIL USE IN TERMS OF HOW PEOPLE USE IT. THEY WANT IT TO BE BETWEEN 1 TO 3 MILES FROM WHERE THEY EITHER LIVE OR WORK. AND IT USED TO BE MOSTLY MEN USING IT. NOW IT'S MORE WOMEN THAN MEN ARE USING IT, AND THE USERS CHANGED FROM ACTUALLY THE. I THINK THIS IS VERY INTERESTING AND I'VE PRESENTED ON THIS AT A CONFERENCE AT STORAGE WORLD.

IT'S KIND OF AN AWESOME TIME. THE MOST COMMON GROUP TO USE STORAGE IS PEOPLE THAT OWN A THREE BEDROOM HOME. IT'S NOT APARTMENT RENTERS. THAT'S A LARGE SEGMENT, BUT IT'S ACTUALLY HOMEOWNERS THAT USE STORAGE. SO THERE'S A LOT OF THINGS ABOUT THIS. AND, YOU KNOW, I, I THINK THE BEST THING ABOUT STORAGE, THIS IS JUST MY PERSONAL OPINION IS IT FREES UP PEOPLE'S GARAGE.

MY GARAGE ALWAYS LOOKS GREAT. I TREAT IT LIKE IT'S A ROOM IN THE HOUSE, AND I LIKE IT TO LOOK GOOD. I LIKE WHEN MY NEIGHBORS DO THE SAME AND THEY DON'T PARK ON THE STREET, ETC. PICKING ON THEM, BUT IT'S ALL BUT NOW OUR SELF-STORAGE USERS ARE MUCH MORE SOPHISTICATED AND JUST LIKE THEY WHERE THEY SHOP AND WHERE THEY DINE, THEY WANT TO GO TO A NICE FACILITY. SO THIS WILL UPGRADE THAT. WE'LL HAVE SOME OLDER TYPE OF PRODUCT AT LEAST IS AT ONE PRICE, AND WE'LL HAVE THE NEW AIR CONDITIONED STUFF WITH ELEVATORS AT LEASES AT A DIFFERENT PRICE.

SO I THINK, YOU KNOW, GOOD FOR THE GOOSE AND GOOD FOR THE GANDER. SO I JUST I JUST HAVE MORE OF AN OBSERVATION. SO FIRST OF ALL, I'M NOT OPPOSED TO THIS. PEOPLE DON'T THINK, OH, WE HAVE TOO MANY WHATABURGERS OR THESE THINGS BECAUSE IT'S NOT ON THEIR NEGATIVE ONE. SO WHEN WE REPRESENT SELF STORAGE OR MULTIFAMILY OR CAR WASHES, THINGS KIND OF IN THE NEGATIVE CATEGORY, WE JUST MAKE A FULL PRESENTATION BECAUSE IT MAKES SENSE TO SORT OF AIR, YOU KNOW WHAT THIS IS. AND HERE CERTAINLY THIS IS SUCH A GOOD COMPANY THAT, YOU KNOW, IT'S LIKE WHEN NEIMAN NEIMAN'S OR PEOPLE THAT YOU JUST IMMEDIATELY THINK, OH, THAT'S GOOD. YOU KNOW, EXTRA SPACE IS THAT.
