THE NEXT ITEM IS PUBLIC HEARING, THIS IS A CONSIDERATION OF VARIOUS REQUEST TO ALLOW A SECOND STOR ADDITION ABOVE AN EXISTING DETACHED GARAGE TO AN ENCROACH APPROXIMATELY THREE FEET INTO REQUIRED SIX FEET, SIX-IFIED SETBACK AND APPROXIMATELY FIVE INCHINIZE TO THE REAR YARD SETBACK AT 2510 SIR TRYSTAMLANE, LEGALLY DESCRIBED AS CASTLE HILLS PHASE 1, SECTION A, BLOCK A, LOT 18. ZONED AND PLANNED DEVELOPMENT TOWN ESTATE PD-TE AS REQUESTED BY KEN SCAILO, PROPERTY OWNER.

>> GOOD EVENING, LILLY SUTTON. THE PROPERTY IS LOCATED AT 2510 TRISHTRAM LANE, IT IS WITHIN THE CASTLE HILLS PLAN DEVELOPMENT DISTRICT. THE APPLICANT IS SEEKING TO BUILD ACCESSORY DWELLING UNIT ON TOP OF THE DETACHED GARAGE, HOWEVER THE GARAGE ENCROACHES INTO THE SIDE AND REAR SETBACK. THE ENCROACHMENT IS APPROXIMATELY THREE INTO THE REQUIRED SIX AND A HALF SIDE SETBACK, AND APPROXIMATELY FIVE INCHES INTO THE FIVE-FOOT REQUIRED REAR SETBACK. THE EXISTING GARAGE AND HOME WERE BOTH BUILT IN 1999, THE PD WAS ESTABLISHED IN 2022.

IF A VARIANCE WAS NOT REQUIRED, THE ACCESSORY DWELLING UNIT PERMIT COULD BE APPROVED AS IS, AND THE APPLICANT HAS RECEIVED A LETTER OF DESIGN APPROVAL FROM THE HOA AS WELL AS LETTER OF SUPPORT FROM THE PROPERTY TO THE WEST. GIVEN ALL THE SUPPORTING FACTS, STAFF RECOMMENDS APPROVAL OF THE VARIANCE, AND I AM AVAILABLE FOR QUESTIONS AS WELL AS THE APPLICANT.

I WANTED TO JUST THANK EVERYONE THAT HAS BEEN PARTICIPATING IN THE LEWISVILLE 2035 VISION PROCESS, WE HAVE OUR FIRST LARGE OPEN EVENT TO THE PUBLIC ON-- A COUPLE WEEKS AGO, BACK IN SEPTEMBER. OUR NEXT LARGE COMMUNITY VISION WORKSHOP OPEN TO PUBLIC THURSDAY DECEMBER 4TH AT INDEPENDENCE ELEMENTARY SCHOOL. I WANTED TO MAKE SURE PEOPLE WERE AWARE OF THAT BECAUSE WE WOULD LOVE TO SEE AS MANY RESIDENTS OF LEWISVILLE AND THE COMMUNITY MEMBERS THERE AS POSSIBLE TO GET AS MUCH INPUT
