THE TOWNHOUSE DISTRICT IS NOT BEING - - REQUESTS. I THINK IT WILL BE EASIER TO GO TO THE - - NOT SURE WHY I AM HAVING ISSUES.
THE FIRST AMENDMENT IS TO THE MIXED-USE DISTRICT. ON THE SCREEN YOU CAN SEE THE ORIGINAL LAYOUT INCLUDING THE MIXTURE OF COMMERCIAL AND RESTAURANT WITH MULTIFAMILY LIVING. THEY ARE REARRANGING THIS AREA. THESE ARE STILL PROVIDING THE GREEN SPACE WITH THE ORIGINAL PLANNED DEVELOPMENT JUST BEING MOVED.
THE MAJOR CHANGES IN THIS AREA ARE PLANNED DEVELOPMENT ORIGINALLY CALLED FOR 30,000 SQUARE FEET OF RETAIL WITH 8000 SQUARE FEET OF THIS USED FOR RESTAURANTS. THE APPLICANT IS REQUESTING 10,000 SQUARE FEET OF THE NON-RESTAURANT SQUARE FOOTAGE TO BE USED AS RETAIL READY. IT IS A CONCEPT WE HAVE USED FURTHER SOUTH OF THE AREA AND IS REQUIRED IN ALL OF OUR MULTI FAMILY DEVELOPMENTS OFF OF OUR MAJOR TRAFFIC CARRIERS.
ESSENTIALLY UTILIZES LIABILITY STANDARDS TO ALLOW FOR COMMERCIAL WE DEVELOPMENT. FOR THE TIME BEING CAN BE USED AS RESIDENTIAL. 12 1/2 FOR HEIGHTS OF ARCHITECTURAL ESTABLISHED REQUIREMENTS. BASICALLY, HERE I HAVE - - THROUGH THE PLANNED DEVELOPMENT CHANGES AS BEING REQUESTED. THEY ARE REQUESTING TO BE ALLOWED TO - - TO ALLOW THE BUILDING DIFFERENT TO BE SHIFTED AS LONG AS THE SQUARE FOOTAGE DOESN'T INCREASE BY 20%. CURRENTLY YOU CANNOT MOVE A BUILDING MORE THAN 10 FEET. THAT IS NOT A LOT. MORE FLEXIBILITY AND THEN ALLOWING DISTRICTS TO BE AMENDED SEPARATELY AS OPPOSED TO ITSELF WHICH WOULD MEAN THAT NOT ALL PROPERTY OWNERS IN THE CAPTION ARE - - THE TOWNHOUSE.
