THEY ARE BRINGING THE PARKING REQUIREMENTS UP TO 1. 6 UNITS, 1. 6 SPACES PER UNIT WHICH WE FOUND WORKS VERY WELL IN LEWISVILLE. THEY'RE ALSO RECONFIGURING THE LAYOUT OF PARKING WHICH IS STILL BEHIND THE BUILDINGS.

WE HAVE SPENT A LOT OF TIME TALKING ABOUT THE SITE PLAN, TALKING ABOUT POTENTIAL USERS OVER THE YEARS. AND WE ARE PROBABLY AT A POINT WHERE THE DEVELOPER IS READY TO SUBMIT FOR REZONING. SO THE AGREEMENT REQUIRES THAT THE REZONING HAPPENS PRIOR TO CLOSING ON THE PROPERTY.
SO THE AMENDMENT THAT IS BEFORE YOU TODAY ON THE COUNCIL AGENDA WILL EXTEND THE AGREEMENT FOR UP TO ONE MORE YEAR WHICH WILL GIVE THEM TIME TO GO THROUGH THE REZONING PROCESS AND CLOSE ON THE PROPERTY.
BEFORE WE CONTINUE DOWN THAT ROUTE, WE WANTED TO HAVE A CHECK POINT WITH YOU ALL AND HAVE TERRANCE AND HIS TEAM COME AND PRESENT AND SHARE SOME UPDATES TO THE PLAN.

SO THIS WILL BE LAKE DISTRICT WEST AND THE LAKE AREA WILL BE LAKE DISTRICT EAST WITH. SO BRIEFLY DISCUSS OUR TEAM, AGAIN, THE DEVELOPMENT FIRM IN BUSINESS FOR ABOUT 26 YEARS NOW.
WE FOCUS ON MASTER PLAN, MIXED-USE DEVELOPMENTS AND PROJECTS REALLY ACROSS THE SOUTHWEST THEN I HAVE A PARTNER WITH CYNTHIA CORINTH PROPERTIES.

NORTH LAKE, THE SPACE BECOMES A GREAT ANCHOR FOR THESE COMMUNITY REACH DEVELOPMENTS AS WELL AS THE EXPERIENCE OF HAVING THE PEDESTRIAN, THE JOURNEY COMING FROM THE RESIDENTIAL FAMILIES, REALLY, REALLY ACTIVE SPACES WITH FACADES AND BUILDINGS THAT ARE REALLY, FOUR- SIDED BUILDINGS WITH THE EXPERIENCE. ELEVATE MORE OF THAT. JUST GREEN SPACE OVER THERE THE LAST FEW YEARS. HAS REALLY TAKEN AN INTEREST.
WORKED AS WELL ON THIS PROJECT IN DALLAS.
YOU MAYBE FAMILIAR WITH A WHILE BACK, THE BOARDWALK, MY BUSINESS PARTNER. IN THIS PLACE, THEY HAD A PETITION PLANNED THAT BECAME THE ANCHOR, JUST THE EXPERIENCE, YOU KNOW, PEOPLE DON'T LIKE TO WALK ALONGSIDE THE WALLS.
THIS IS OUR EXPERIENCE. A REALLY GREAT EXPERIENCE FOR THIS PROJECT.
>> WHEN WE STARTED TO RE- EVALUATE, WHEN WE THAT I HAVE HAD TO CREATE A MIXED- USE DESTINATION DEVELOPMENT, WE WANTED THE BEST IN CLASS.
WHAT THIS 25 ACRES COULD BE. AS ALLUDED TO EARLIER, THEY WENT THROUGH A PROCESS TO REBRAND THE LAKE DISTRICT. SO WE REALLY WANTED TO BUILD OFF THAT SYNERGY. AND IN ADDITION, THE 25 ACRES IN OUR OPINION IS REALLY CENTERED AT THIS INTERSECTION VERY NICELY.
I THINK IT IS VERY VISIBLE. IT CREATES A UNIQUE OPPORTUNITY TO CREATE CONNECTIVITY TO SOME OF THE THINGS THAT ARE HAPPENING AT THAT INTERSECTION. SO A LOT OF THAT PLAYED INTO OUR, SORT OF VISIONING OF WHAT WE THINK THE VISION AND PROJECT WILL LOOK LIKE. FOR US, WE WANTED TO FOCUS ON CONNECTIVITY. THAT'S REALLY THE EMPHASIS.
THERE HAS BEEN A LOT OF INVESTMENT AT THAT INTERSECTION AND WE WANT TO FIGURE OUT A WAY TO BE THAT CONDUIT AND BRIDGE TO ALL THAT ACTIVITY.
YOU'RE PROBABLY AWARE OF THE LAND AREA.
25 ACRES, A VISION OF SHOPS AND ENTERTAINMENT, RETAIL, OFFICE, AND HOTEL. THIS GIVES YOU AN AERIAL VIEW OF THE SITE. AS I MENTIONED EARLIER, IT CONNECTS. YOU HAVE HERITAGE TRAIL, THE NEW VILLAGE. THIS IS UNDER CONSTRUCTION.
AND THEN FRONTIER RIGHT ACROSS THE STREET. IF YOU WANT TO WALK US
THROUGH. >> A PEDESTRIAN CONNECTION, KIND OF ORGANICORGANIC WAY. WE HAVE THIS AROUND THE PERIMETER BUT WE'RE REALLY FOCUSED ON THAT GREEN SPACE AT THE CENTER WHERE IT WOULD BE ENTERTAINMENT, RESTAURANTS, AND PEOPLE CAN GO INTO THE PARK WHERE FAMILIES WILL BE PLAYING.
PARENTS ARE HAVING A NICE DINNER AT THE RESTAURANTS.
THIS WILL BE A PEDESTRIAN STREET.
FAIR ACCESS. AND WE WOULD LIKE THE OPPORTUNITY TO HAVE FOOD TRUCKS. THAT WILL REALLY ENERGIZE THIS AREA. ALSO, ALL OF THEM PROPOSING A WELLNESS TRAIL ALL AROUND THE PROPERTY WHICH WILL ALSO CONNECT BACK TO TWO POINTS HERE AND HERE. WE ARE REQUIRED TO HAVE WATER RETENTION WHICH CONNECTS BACK TO THE GREAT LAWN. THIS IS AN OPTION WHERE ENTERTAINING USE, ALSO A GREEN COMPONENT IN THIS INTERSECTION BECOMES A VERY LUSH GREEN SPACE.
FOR THE GREEN SPACE, WE HAVE A HOTEL. BRINGING A LOT OF ENERGY.

WE STILL WANTED TO MAXIMIZE THIS OPPORTUNITY BY CREATING LIKE A WALKING TRAIL THAT COULD CONNECT OVER TO THE INTERSECTION.
THIS GIVES US ANOTHER OPTION AS WELL.
THE PREVIOUS SITE PLANS SHOW A POTENTIAL ANCHOR THAT HAS A CONCEPT TIED TO IT. THIS GIVES US ANOTHER OPTION IF WE WANT TO GO MORE OFFICE. JUST A TRADITIONAL ANCHORANCHOR BUILDING. MORE FLEXIBILITY WITH THE SIX ACRES THERE. STILL KEEPING THE HEART OF THE PROJECT WITH THE PARK THERE AND THE REGIONAL RETENTION, AND ALSO, THE CONNECTIVITY WITH SOME OF THE OTHER PROPERTIES. THIS GIVES YOU MORE OF AN AERIAL PERSPECTIVE. SO WE'RE THINKING ABOUT MASSING AND SCALING UP. WE'RE AS VISIBLE FROM THE INTERSTATE. ONCE YOU GET INTO THE POCKET PARK AREA, IT FEELS MORE INTIMATE.
IT DOESN'T FEEL LIKE YOU'RE RIGHT OFF THE INTERSTATE. WE INTENTIONALLY POSITIONED THESE BUILDINGS AND RESTAURANTS AS A BARRIER.
THIS GIVES YOU ANOTHER AERIAL VIEW OF WHAT THE PROJECT WOULD LOOK LIKE.
>> YOU CAN SEE, VERY, VERY NICE SCALE PART WITH A LOT OF ACTIVITY. POSSIBLY EVEN RESTAURANTS AT THE BASE OF THAT. THE AREA COMING, FOR THIS OPTION. AND HAVING THE RETENTION HERE WHICH MAKES IT LOOK A LOT MORE ORGANIC. AND NATURAL IN

PER THE AGREEMENT, THE COSTLY OF SERVICE RATES ARE TO BE ADJUSTED ANNUALLY BY THE PERCENTAGE INCREASE IN THE GARBAGE AND TRASH INDEX. IT TAKES EFFECT ON JANUARY 1ST OF THE SUBSEQUENT CONTRACT YEAR. THIS REFLECTS AN INCREASE OF 5.97.

THEY DID A BIG IMPROMPTU SESSION AT THE VERY END. AND THEN FINALLY, THE BILL FOR A MENORAH LIGHTING. IT WAS GREAT TO BRING SOME LIGHT INTO THE DARKNESS.
