THE SIDES CONSTITUTE THE LOADING DOCK AREA AND ARE PRONE TO WEAR AND TEAR. THIS IS A COMMON RECEIPT RECEIVED BY INDUSTRIAL PROPERTIES BECAUSE OF THIS . AS AN ALTERNATIVE, THE DEVELOPER WILL BE INCREASING THE AMOUNT OF BRICK AND STONE ON ALL OTHER FACADES EXCEEDING THE MINIMUM REQUIRED 10% , NON-STREET FACING FACADES AND 50% REQUIREMENT ON FACADES THAT FACE THE RIGHT-OF-WAY. THE SECOND ALTERNATIVE STANDARD WHICH WILL REQUIRE CITY COUNCIL APPROVAL IS TO REDUCE THE MINIMUM 50 FOOT LANDSCAPE STRIP ON THE EAST SIDE OF THE BOUNDARY TO 10 FOOT AND TO REDUCE A PORTION OF THE REQUIRED 50 FOOT LANDSCAPE STRIP OFF OF BENNETT LANE TO 45 FEET AND A PORTION OF THE SOUTHWEST CORNER. OF THE PROPERTY . THEY ARE REQUESTING THE REDUCTION ON THE EAST SIDE SO THAT THE BUILDING 2 , THEY WILL BE DEVELOPING , WITH A MANDATORY DEVELOPMENT REQUIREMENTS. THEY HAVE REACHED OUT TO THE TWO PROPERTY OWNERS ADJACENT TO THE ONE AND HAVE RECEIVED SUPPORT FOR THIS REDUCTION.
