THE DEMAND FOR DATA CENTERS HAS INCREASED OVER THE PAST FEW YEARS DUE TO GREATER RELIANCE O CAB CLOUD COMPUTING AND ON LARG LANGUAGE MODEL SYSTEMS WHICH REQUIRE MORE SERVER CAPACITY.
CURRENTLY, THIS FEE WHEN UNIFIE DEVELOPMENT CODE DOES NOT HAVE STANDARD FOR DATA CENTERS AND THEY ARE SEEN AS DISTRIBUTION WAREHOUSES. BECAUSE OF THIS, THEY ARE ALLOWED IN THE EXISTING WAREHOUSE.
THOUGH DATA CENTERS AND DISTRIBUTION WAREHOUSES HAVE A SIMILAR FOOTPRINT, THERE ARE SEVERAL DIFFERENCES BETWEEN DAT CENTER AND A DISTRIBUTION WAREHOUSE.
THE FIRST MAIN ONE IS JUST GREATER RELIANCE ON RESOURCE CONSUMPTION PRIMARILY WITH INCREASED NEED FOR WATER AND ELECTRICITY CAPACITIES FOR 82ND THERE IS AN ENVIRONMENTAL IMPAC FOR DATA CENTERS THAT DISTRIBUTION CENTERS DON'T HAVE DUE TO THE PANS THE GENERATED NOISE FROM COOLING FANS AND THE POTENTIAL POLLUTION CAUSED BY THE [INDISCERNIBLE].
BECAUSE OF THESE TWO ITEMS AND THAT MANY WAREHOUSES WE HAVE IN LEWISVILLE, WE ARE LOOKING TO AMEND THE UNIFIED DEVELOPMENT CODE TO DEFINE DATA CENTER IN T REQUIRE SPECIAL USE PERMITS FOR NEW DATA CENTERS WHICH WOULD ALLOW THE CITY TO EVALUATE THE COMPATIBILITY OF THESE DATA CENTERS WITH THE SURROUNDING USES. THE RECOMMENDATION FROM STAFF I TO UPDATE THAT UNIFIED DEVELOPMENT CODE WITH A NEW DEFINITION, THIS IS A DATA CENTER, USED FOR THE STORAGE MINUTES OF DIGITAL DATA WHICH HOUSES COMPUTER NETWORK EQUIPMENT AND SERVERS THAT APPLIANCES AND OTHER ASSOCIATED COMPONENTS RELATED TO DATA OPERATIONS FOR THIS WOULD AT A NEW DATA CENTER USE IN OUR USE CHART, WHICH WOULD REQUIRE A SPECIAL USE PERMIT FOR ANY NEW DAVIS UNTIL HER IN THE HEAVY INDUSTRIAL DISTRICTS AND FINALLY , UPDATE THE PARKING TABLE TO INCLUDE DATA CENTERS A WELL.
